Josh Krsnak

Josh Krsnak is a commercial real estate principal and investor with more than two decades of experience spanning real estate, structured capital, community banking, and operating businesses. He is recognized for building and stewarding multi-industry platforms that combine disciplined underwriting, creative capital structuring, and hands-on operational leadership. 

Josh joined Hempel Real Estate in 2002 as the firm’s first employee and became Chief Executive Officer and owner in 2016. Today, he serves as CEO and majority owner of Hempel Real Estate, a vertically integrated investment and operating firm with a diversified portfolio across office, multifamily, retail, industrial, hospitality, parking, and mixed-use assets. Under his leadership, the firm has grown from 9 to 123 properties, representing approximately $900 million in assets. Through Hempel and its affiliated entities, Josh oversees the acquisition, development, repositioning, and management of millions of square feet of commercial real estate, emphasizing rigorous underwriting, downside protection, and long-term value creation. 

He is also a Founding Partner of Midloch Investment Partners, a structured real estate investment platform focused on preferred equity, structured equity, and opportunistic capital solutions. Since inception, Midloch has supported more than $1 billion in transaction volume and raised approximately $165 million across three value-oriented funds, partnering with experienced sponsors to deliver flexible, risk-aware capital solutions. 

Beyond real estate investing, Josh is active in community banking governance and strategy. He is a shareholder and board member of Eagle Rock Bank and Luminate Bank, where he contributes to strategic oversight and the intersection of credit markets and commercial real estate finance. He also serves as a shareholder and board member of Interstate Parking, expanding his expertise in urban infrastructure and mobility-driven asset classes. 

Josh co-founded PACE Loan Group, a national C-PACE financing platform providing long-term, non-recourse capital for energy efficiency and resiliency improvements. He also co-founded Residential Transitions, Inc. (RTI), a Minnesota-based provider of home- and community-based services supporting adults with mental health diagnoses or disabilities. In 2021, he helped launch 3rd St. Market Hall in downtown Milwaukee, an award-winning experiential food hall recognized by USA Today. 

Over his 25-year career, Josh has overseen more than $2 billion in commercial real estate acquisitions and development, and his associated companies employ over 1,400 people. He has been recognized by the Minneapolis/St. Paul Business Journal’s “40 Under 40,” named to the Minnesota 500, recognized as a Milwaukee Business Journal “Power Broker,” and listed among Twin Cities Business Top 100 People to Know. 

Josh lives in Minnesota with his wife and three children.
